Abstract

The increasing urban population has led to a growing demand for housing, particularly subsidized housing for Low-Income Communities (MBR). This condition encourages developers to plan housing projects that meet community needs while complying with technical and economic standards. This study aims to develop the planning of Vasaka Thiva Residence Housing in East Baturaja District, Ogan Komering Ulu Regency, including architectural design, working drawings, technical specifications, and the Project Cost Budget (Rencana Anggaran Biaya/RAB). The research employed a descriptive method, with data collected through observation, documentation, literature review, and technical data obtained from the developer. The analysis covered housing type planning, site plan design, green open space (RTH), working drawings, and the preparation of the project cost budget. The results show that Vasaka Thiva Residence is planned on a land area of 5,025 m² and consists of 29 Type-36 housing units with a plot size of 9 × 11 meters, adopting a modern minimalist design. The planning includes architectural, structural, and utility drawings, as well as technical specifications that comply with housing construction standards. Based on the Project Cost Budget (RAB), the estimated construction cost for each housing unit is IDR 133,364,000, while the estimated costs for road construction, drainage development, and land clearing are IDR 348,245,000, IDR 156,626,225, and IDR 72,350,000, respectively.
